01 · THE PROPERTY
It starts with the measured property.
We start with the measured work areas and the physical scope of the property, independent of the estimate. This is the foundation for planning what the work actually takes.
02 · THE SERVICES
The property becomes services.
The measurements are organized around the work the contract requires: turf, mulch beds, edging, sidewalks and more. Each service is planned around the equipment your crews actually use, so the production hours are grounded in the property itself.
03 · CREW TIME ON SITE
The labor the work should take.
The calculated labor required to produce the property, including the time crews spend working each service area and moving between them. See the total crew hours, dead walking, and the capacity still available in the day.
04 · THE PLAYBOOK
A clear plan for every crew member.
Each crew member can see where to work, what equipment to use, how long the work should take, and what comes next. Everyone works from the same production plan.
05 · WHEN THE CONDITIONS CHANGE
Conditions change. The plan keeps up.
A callout. A mower that won't start. Weather, a service change, a new season. Tell the plan what happened in plain words, the way you'd tell your foreman, and the day re-balances around the crew you actually have.
CREWPLANNER BY TOP GREEN
Watch a property become a plan.
Production planning for landscaping pros.
SCROLL TO BEGIN
This plan found 57 minutes of capacity.
On one property. Every visit.
CrewPlanner builds every job plan from the measured property, calculates the production hours the work should take, and surfaces the capacity already sitting inside your operation.

Running on CrewPlanner
Labor-hour improvement on a first branch, confirmed against the customer's own ERP actuals. Measured, not projected.
More revenue per crew hour at Fay-Ark Lawn Co., 90 days in, from the crew that ran its plans fullest.
Jared runs nine maintenance crews at Fay-Ark. That is his answer to how the day got planned before.
Landscaping has software for everything. Except the part the customer pays for.
Takeoffs measure the property. The ERP prices the contract and writes the ticket. Then the truck parks, and the production plan often lives in someone's head: who does what, with which equipment, and in what order.
If you thought takeoff tool, fair. We hear it all the time. Takeoffs measure the property. We start where takeoffs stop: planning how the crew will actually produce it.
CrewPlanner doesn't replace your ERP. It fills the layer your stack skips and sends the real hours back where your business runs.
Job planning isn't our idea; it's decades old. We built the instrument.
For years, the estimate has been asked to do two jobs: price the work and serve as the production plan. But an estimate was built to price the contract, not to tell a crew how to produce the property. The question still has to be answered at the property: who does what, with which equipment, in what sequence, and how long should it take? That answer deserves its own software.
Operators, on camera, unscripted.
Hear it from the people doing the work: a full working session with Fay-Ark, and interviews recorded on the floor at the Lawn & Landscape Technology Conference.
“I feel like I can relate to them better than just barking orders.” Jared, on running nine crews from plans, in the session where they got them.
Bryan Mours on planning every property first, checking the work with crew-worn GPS vests, and correcting the plan with what the data shows.
Jeremy used to plan with “a Google satellite map, laminated, with markers. Red goes this way.” A map like that can’t re-plan the morning a crew member doesn’t show.
No actors, no scripts, no case-study gloss. We put the camera in front of the people who run the work, and publish what they say.
One production plan. Different decisions across the operation.
CrewPlanner gives owners, branch managers and production teams the visibility they need to make better decisions at their level of the business.
Add the next property, not the next truck
See planned hours against contracted hours across the portfolio, where capacity may be available, and which properties need a closer look before renewal. Put existing capacity to work before adding another crew or truck.
VARIANCE, ACROSS THE PORTFOLIO
How owners use itOwn contract health after the ink dries
Know where the branch is meeting budget, where ticketed hours are being exceeded, and which teams can perform better. Direct the intervention where it moves the P&L, with the variance report instead of a theory about the weather.
DEFENSIBLE MARGIN, PER CONTRACT
How branch managers use itCoach to a standard every crew can see
Plans are built to the company standard and in the foreman's hands before the trucks roll. When conditions change, the plan adjusts with them, giving managers a consistent standard to coach from across every crew.
ONE STANDARD, EVERY SITE
How production teams use itCrewPlanner works best for a certain kind of operation.
Here's where production planning delivers the most value, and where it probably isn't the right fit.
CrewPlanner is for you if
- You run a $3M+ maintenance-heavy operation with recurring contracts across commercial properties, HOAs or larger residential communities
- You want to standardize production across crews and branches and get a clearer answer when month-end asks: where did the hours go?
- You want to see planned hours against contracted hours, uncover available capacity, and know which properties need attention before renewal
Probably not the right fit if
- You run a small residential operation with one or two crews and mostly one-off or highly variable work.
- You want a system to police employees or track your lowest performers. CrewPlanner is built to help managers plan and coach production, not police crews.
- Your work changes constantly from site to site, with little recurring maintenance or repeatable production.
The questions operators actually ask us
Isn't this what my takeoff tool does?
No. A takeoff measures the property. CrewPlanner starts where takeoffs stop: it uses the measured property to build the production plan, accounting for the services, crew, equipment, sequence and hours. If you already use a takeoff tool, keep it. CrewPlanner can work from those measurements.
Is CrewPlanner scheduling software?
No. Scheduling tells you which crew goes to which property and when. CrewPlanner plans what happens once the crew gets there: the services, crew, equipment, sequence and production hours. Your scheduling system decides where the crew goes. CrewPlanner gives them the plan for producing the property.
Does it replace my ERP?
No. Keep your ERP. It holds the estimate, the tickets and the actuals. CrewPlanner fills the production-planning layer between the ticket and the work in the field, then gives you a planned number to compare against what was contracted and what actually happened.
Is this about tracking my crews?
No. The plan is the product. CrewIntel validates the plan against what actually happens on the property; it isn't designed to police employees. If tracking crews is the goal, TOP Green isn't the right fit.
How does it start?
With your portfolio, not a rollout. Send your property list: addresses, the services on each contract and the hours you estimate today. We plan every property and hand back estimated hours against planned hours, property by property, with the capacity it shows. Then you choose where to start: a branch, a route or a crew. No rip-and-replace.
What does it cost?
CrewPlanner is priced per branch, per year. We'll walk through pricing based on your operation and show you the planned-versus-contracted hours across the branch, so you can weigh the opportunity against the cost.
Do my crews have to change how they work?
The foreman gets a plan instead of a debate at the gate; that's the change. Crews keep their trucks, their machines, and their routes. The plan gives the day structure, it doesn't add paperwork to it. Where this fails is when leadership frames it as taking hours away from crews. Frame it as the growth story it is, and crews are the first to defend it.
Start where you actually are.
Whether you're just learning about production planning or ready to see it on your own portfolio, choose the next step that fits.
